The QA Team is celebrating some done deals in the past week. They include an Office Sale and two Flex Leases.

Office Sale

Office Sale – Our listing at 4821 Central Avenue has closed! Teammate – Erica Lovingood handled the transaction, representing the Owners and working on their behalf. This was not an easy listing, but our team was able to council the owners to make some improvements to the space and then it quickly went under contract.

We are happy to have assisted the Owners in this sale, as they were previous clients and were holding onto this building. They approached us and asked if we would represent them, which we were glad to do so.

Flex Leases

Flex Leases – Our Listing at the Bryan Dairy Business Center has two more leases as our team has completed deals for suites 7205 and 7259.

The new tenant of Suite 7205 will be a sound recording studio who is relocating from the great state of Texas. We are excited to see the activity that they will bring to the park!

The tenant in Suite 7259 deals in Specialty hardware and looks to continue their strong presence in the market.

We continue to have a strong partnership with the landlord at this property. We look forward to more done deals and stabilizing the asset for their investors.

The QA Team represented a buyer in the purchase of a 10,990 sf building located at 2177 NE Coachman Road. Our team not only negotiated the real estate, but also a business. We helped the buyer to understand and value the current operating business located on site.

The property is currently a child day care and VPK facility, and the new owners will work to solidify and grow that business while simultaneously opening their own school for children with Autism.

Having raised a child with Autism, the new owners have long dealt with the limited resources available in Pinellas County for children with disabilities. They sought to change that and bring some relief to parents and families who have struggled to provide the proper environment for their children. Starting in January of 2020, that will no longer be an issue. Their new school will officially launch and provide these families with a place for their children. They will learn under a specific curriculum, all the while, surrounded by a team of licensed professionals.

The QA team just closed a 15,000 sf Industrial lease at the Petersburg Commerce Center. The lease is valued at over a half million dollars. Both the landlord and tenant will be spending money improving the space, which had some deferred maintenance items, but was great, functional space. We look forward to much success for the tenant.

A big thanks to Jeremy Kraus of Forever Florida Real Estate for representing the tenant and assisting in getting the deal closed. We look forward to the opportunity to work with Jeremy again!
