QA TEAM CONTINUES STRONG 2018 COMMERCIAL REAL ESTATE MOMENTUM

Office Sale - Done Deal

2018 continues to be a strong year for the commercial real estate industry and the QA Team of Commercial Partners Realty. In a span of 3 business days Austin and Dan facilitated on four deal closings with a total value over $985,000.00. Those deals bring the Year-to-Date Total to just over $3,680,000.00.

Snapshots of the done deals are below:

  • Five-year 10,933 sf new flex industrial lease – QA Team represented the Landlord
  • Three-year 1,693 sf office/flex tenant renewal – QA Team represented the Landlord
  • Three-year 5,000 sf industrial new lease – QA Team represented the Tenant
  • 3,500 sf warehouse purchase in the Warehouse Arts District – QA Team represented the Buyer

QA TEAM ENDS 2016 ON A SWEET NOTE – WAREHOUSE DEAL

What a great year 2016 was for the QA Team. In a fashion we hope to make routine, December was a flurry of business. Our deal spotlight is going to fall on our new client, Quattro Citrus. Come March of 2017 they will be occupying 30,000 sf in Mid-Pinellas County in a brand new warehouse development off of 126th Ave N. Their lease is valued near $1 million.

Quattro Citrus came to us with a need to find a space and fast. In three weeks time we found the space, negotiated the deal, and executed on the lease. Our client immediately flew to Brazil where he had a 38 foot tall piece of distillation equipment being produced. That still will be broken down and shipped to the U.S. in February. Upon its arrival at the warehouse, construction can be completed as the building will be essentially built around the new equipment.

Quattro Citrus will be distilling the essential oils out of citrus fruits. Their products will be applied in the beverage, household, and automotive industries. They are a “Green” company, meaning all of the input product is utilized and nothing in disposed of.

We are very proud to call them a client and a friend. We look forward to their continued growth in the Pinellas and global markets.

QA TEAM CLOSES TWO LEASE DEALS IN PINELLAS COUNTY

Last Friday provided some good news for the QA Team. We are proud to announce the closing of two Pinellas County deals – 28,800 sf at the Mainstream Business Park and 11,000 sf in the Warehouse Arts District in St. Pete. Both deals were for five year terms and totaled over one million dollars in lease value respectively. We will announce the tenants at a later date with their own special posts. We look forward to continued success and growth into the office and industrial market.

ESCAPE ROOM CONCEPT OPENS IN ST. PETE’S WAREHOUSE ARTS DISTRICT

1942 2nd Avenue South is the new home of the next big entertainment business – The Escape Room

Commercial Partners Realty agent Daniel Quarles represented landlord, Arlington Business Records Management in the lease of a 5,000 SF space in St. Pete’s Warehouse Arts District to Outer Life, Inc., an entertainment company. The space at 1942 2nd Avenue South will be the new home of Escape Room. This location is in the heart of St. Petersburg’s Warehouse Arts District, adjacent to the Pinellas Trail.

Escape rooms are a popular new gaming concept, in which teams of 2 to 8 players work together to solve clues and escape a locked room before time runs out.

DAN QUARLES RECENT TRANSACTIONS

CPR agent Daniel Quarles represented tenant BMX-Ray in the lease of 10,000 SF of industrial space at 12420 73rd Court, Largo. BMX-Ray repairs and services medical imaging equipment.

Dan Quarles represented landlord John Farese in leasing a total of 4,400 SF of industrial/flex space at 1942 2nd Avenue S., St. Petersburg to tenants Krazy Kardio and Crossfit I & I.

Dan Quarles also represented the tenant Crossfit Imbue in the lease of 2,400 SF of Retail/Flex space located at 5512 Haines road from Arvana, Inc.

Dan Quarles represented the seller, 1411 Sixteenth St., LLC in the sale of a 2,109 SF office building located at 1411 16th Street N., St. Petersburg to Belfsky and Arroyo Properties. The building sold for $180,000.

Commercial Partners Realty agents Dan Quarles and Scott Clendening represented 3111 23rd Avenue, LLC in the sale of a 24,000 SF industrial building located on 1.85 acres at 3111 23rd Avenue N., St. Petersburg, FL for $1,150,000 to Brewfab, LLC.

Brewfab, LLC is a local company that makes stainless steel tanks for the craft beer brewing industry. They have been constructing tanks for Florida brewers for a little over a year and have grown significantly in that short time period.

DAN BROKERS LEASE OF 28,400 SF FOOD PROCESSING/DISTRIBUTION SPACE

Commercial Partners Realty agent Dan Quarles represented Mermaid Foods in the lease of 28,400 SF of Food Processing and Distribution space located on 1.63 acres at 9301 Solar Drive, Tampa FL from Branex, Inc. Mermaid Foods will be moving into the space in the first quarter of 2015.

Mermaid Foods is a local company that provides Tampa Bay and the surrounding area with Greek and Mediterranean food specialties, fresh and frozen seafood and a variety of other products. Their clients include Walt Disney World as well as top restaurants throughout Central Florida.
